PinLand Terms of Service

1. Acceptance

By accessing or using PinLand (pinland.lk) you agree to these Terms of Service. If you do not agree, please do not use the platform. These terms apply to all visitors, registered users, listers, and verified agents.

2. The platform

PinLand is a property listing marketplace. We provide tools to post, discover, and contact sellers and landlords of land, houses, and rentals across Sri Lanka. We are not a licensed real-estate agent or broker. We do not verify the legal title, ownership, or encumbrances of any listed property. All transactions are directly between the buyer/renter and the lister.

3. Accounts

• You must be at least 18 years old to create an account or post a listing.
• You are responsible for maintaining the confidentiality of your account and for all activity that occurs under it.
• You must provide accurate information when registering and keep it up to date.
• We reserve the right to suspend or terminate accounts that violate these terms.

4. Listing rules

When you post a listing you warrant that:

• You are the owner of the property or have the owner's authorisation to list it.
• All information — including price, size, location, and photos — is accurate and not misleading.
• The property is genuinely available and not already sold, rented, or under a binding contract that prevents listing.
• You will not post duplicate listings for the same property.
• Photos are your own or you have the right to use them; they depict the actual property.

We may remove listings that we reasonably believe are inaccurate, fraudulent, duplicated, or otherwise in breach of these rules, without prior notice.

5. Prohibited conduct

You must not:

• Post false, misleading, or fraudulent listings.
• Impersonate another person, agent, or company.
• Harass, threaten, or abuse other users.
• Use the platform to collect contact information for spam or unsolicited marketing.
• Scrape, crawl, or automate requests to the platform without our written permission.
• Attempt to circumvent security measures or gain unauthorised access to accounts or data.
• Use the platform for any purpose that violates Sri Lankan law.

6. Agent accounts

Verified agent status is granted at our discretion after identity verification. As a verified agent you agree to maintain professional conduct, keep listings accurate and current, and comply with any applicable Sri Lankan real-estate regulations. We may revoke agent status for repeated policy breaches.

7. Payments and featured listings

Certain features — including featured listings and extended listing durations — require payment. All fees are quoted in Sri Lankan Rupees (LKR).

• Direct bank transfer — you transfer the fee to our bank account and upload your payment receipt through the platform for manual verification.
• PayHere— we accept card and internet-banking payments via PayHere (Pvt) Ltd, a licensed payment gateway in Sri Lanka. When you pay through PayHere, your payment is processed on PayHere's infrastructure and subject to PayHere's terms and conditions. PinLand does not store your card or banking credentials.

We reserve the right to change pricing with 30 days' notice.

8. No-refund policy

PinLand provides digital listing services. All payments — whether made by bank transfer or through PayHere — are strictly non-refundable once processed. No refund will be issued regardless of whether a listing attracts views, enquiries, or leads, or whether you decide to withdraw or edit your listing after payment.

If a paid feature is not activated within 48 hours due to a verified platform error on our part, we will activate it or issue a platform credit of equal value. Platform credits are non-transferable and cannot be converted to cash. By completing a payment you confirm that you have read and accepted this policy.

9. Intellectual property

You retain ownership of the content you post (listing text, photos). By posting, you grant PinLand a non-exclusive, royalty-free, worldwide licence to display, reproduce, and distribute that content on the platform and in promotional materials for PinLand. We will not sell your content to third parties.

The PinLand name, logo, and platform design are our intellectual property. You may not reproduce them without written permission.

10. Disclaimers

• PinLand is provided "as is" without warranties of any kind. We do not guarantee uninterrupted or error-free service.
• We do not verify the accuracy of listing prices, sizes, or legal status of properties. Always conduct your own due diligence before entering any property transaction.
• We are not responsible for disputes between buyers and sellers or landlords and tenants.
• GPS pin locations are provided by listers and may be approximate.

11. Limitation of liability

To the maximum extent permitted by Sri Lankan law, PinLand is not liable for any indirect, incidental, special, or consequential damages arising from your use of the platform, including loss of profit, loss of data, or loss arising from property transactions conducted through listings found on PinLand. Our total liability for any claim shall not exceed the amount you paid us in the 12 months preceding the claim.

12. Termination

You may stop using PinLand at any time. We may suspend or terminate your account if you breach these terms, with or without notice. On termination, your active listings will be unpublished and your right to use the platform ceases immediately.

13. Governing law and disputes

These terms are governed by the laws of Sri Lanka. Any dispute arising from or in connection with these terms shall first be referred to mediation. If mediation fails, disputes shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.

14. Changes to these terms

We may update these terms as the platform evolves. We will announce material changes in-app or by email at least 14 days before they take effect. Continued use after the effective date constitutes acceptance.
